Real Estate Appraisers and Appraisals In
Los Angeles County, City of Valencia
Valencia one of the
four planned communities (along with Saugus, Newhall, and Canyon Country) that
merged to create the city of Santa Clarita. Valencia was planned and developed
in the 1960s-90s by the powerful Newhall Land Company. It is notable for its
well-landscaped boulevards connecting a balanced mix of apartment buildings,
single-family detached homes, shopping centers, office parks, and industrial
warehouses. Valencia also has an extensive system of paved pathways called
paseos with grade separations over and under the boulevards. The paseos connect
the entire community together making it possible to travel around Valencia
without having to cross the streets. Landowners in the Valencia area pay
special taxes to maintain the lush landscaping and the paseo system. Valencia’s
residential areas are separated into villages. Each village is different from
each other, in the ways of lifestyle with almost all of Valencia's villages
being close to schools, shopping centers, etc. Villages also contain a
community clubhouse where a pool and other amenities such as a play area,
barbeques, and a clubhouse meeting / party area reside. Each village contains a
Home Owners Association where the monthly meetings take place that spawn
excellent ideas for appraisers. Many villages also have a Neighborhood Watch
program in force. Six Flags Magic Mountain theme park containing 17 roller
coasters, is located here. Major schools in the city include College of the
Canyons, California Institute of the Arts, Master's College, Saugus High
School, Valencia High School, West Ranch High School, and Hart High School. |
